General Construction Specifications

   PART 1 - GENERAL

    01 WORK INCLUDED

    A. Contractor shall provide components and controls for cooling, humidification, dehumidification, and high efficiency air cleaning capacities and sizes scheduled and in locations as shown on drawings and as specified herein.

    02 SYSTEM DESCRIPTION

    A. The system shall be a glycol, direct expansion, or chilled water type as scheduled.

    03 QUALITY ASSURANCE

    A. Provide unit consisting of UL listed components, factory tested to conform to ASHRAE and ARI standards.

    04 SUBMITTALS

    A. Submit product data to owner for approval in accordance with Section 15010.

   PART 2 - PRODUCTS

    05 SPLIT SYSTEM AIR CONDITIONERS (5 TON CAPACITY AND UNDER)

    A. Manufacturer: Units shall be Trane, Carrier, or specifically approved equal. Components shall be factory approved by AMCA and shall be a currently catalogued product. Air moving and coil capacity and unit arrangement shall be as shown on drawings. Indoor and outdoor units shall be factory assembled, internally wired and shipped in one piece and shall meet existing regulatory noise standards.

    B. Casing shall be fabricated of heavy gauge steel, reinforced and braced for maximum rigidity. Factory-assembled, sectionalized casing shall consist of separate fan and coil sections.

    C. Casings and all accessories, with exception of coil, shall be given a corrosion proof finish. All metal parts of units etched in acid, and finished with an air dried phenolic coating (Heresite).

    D. Refrigerant system shall be designed and tested for R-22 and shall contain sufficient charge for a complete operable system. Provide thermal expansion valve to meter flow of refrigerant through evaporator coil.

    E. Indoor fan shall be forward curved with double inlet, mounted on motor shaft, dynamically and statically balanced. The multi-speed fan shall be factory lubricated, have internal overload protection, and be resiliently mounted to minimize vibration. Fan-motor assembly shall be easily removable for service.

    F. Fan coil unit shall be equipped with DX coil constructed of aluminum fins mechanically bonded to copper tubes. Coil shall be hydrostatically tested to 425 psig.

    G. Filter rack shall be reversible with duct connection flanges and be equipped with 1 inch fiberglass throw-away type filter.

    H. Drain pan shall be provided under the complete fan and coil section. Drain pans shall have drain connections on both sides and are completely insulated with a minimum of 1/2 inch seamless cellular, sprayed-in-place insulation. Also provide field fabricated auxiliary drain pan under entire indoor unit with full size drain line.

    I. Removable panels in fan and coil sections shall provide access to all internal parts adequate for lubrication and maintenance. Coils shall be removable through access panels. All hanger or bolt holes in unit casing to be pre-punched at factory. Coil and fan sections to have minimum 1-1/2 pound density fiberglass insulation secured with waterproof adhesive and permanent fasteners. All insulation shall meet NFPA 90A flame spread and smoke generation standards.

    J. Indoor fan drive shall be directly driven. Motor shall be permanent split capacitor type designed for quiet operation.

    K. Compressor shall be of welded-hermetic type with internal vibration isolation and be covered with a shield to muffle operating sound. Compressor shall have both thermal and current sensitive overload devices and starting capacitors where required. Compressor shall carry a 5 year warranty. Provide crankcase heaters.

    L. Outdoor unit fan shall be propeller-type, direct-driven, and arranged for vertical discharge. Fan motor shall be factory lubricated, weather protected, and resiliently mounted.

    M. All controls shall be factory pre-wired and located in a readily accessible location on unit for service. Control wiring terminal board shall be designed to match indoor unit and thermostat. Controls shall include manufacturer's thermostat and subbase.

    N. Provide the following optional equipment:

    1. Pre-charged refrigerant tubing

    2. Low ambient operation to 0oF

    3. Integral electric resistance heater of capacity as scheduled on drawings.

   PART 3 - EXECUTION

    06 INSTALLATION

    A. Install equipment in accordance with manufacturer's instructions, as by drawings, in locations shown on drawings.

    B. Coordinate electrical connections with Electrical Contractor.

    C. Coordinate controls with Control Contractor.

    D. Charge system and place in operational condition.

    07 START-UP AND TEST

    A. Start-up unit, test for proper operation and capacity, check for proper control operation.

    B. Demonstrate performance of unit to owner's representative and/or engineer.

    C. Instruct maintenance personnel in use and operation of unit. Provide maintenance and operations manuals and parts listed as required by Section 15010.
